The court appoints an executor (if there's a will) or administrator to manage the estate. This person has the legal authority to make decisions about the property.

Probate Referee Appraisal

A court-appointed probate referee appraises the property. The accepted offer must be at least 90% of this appraised value.

The timeline depends on the type of authority granted. With IAEA full authority, a probate sale can close in 30-60 days — similar to a traditional sale. If court confirmation is required, expect 3-6 months or more. I work to expedite the process at every stage, and my relationships with attorneys and the court system help prevent unnecessary delays.
Court confirmation is a hearing where a judge approves the sale of probate property. At this hearing, other buyers can "overbid" — essentially starting a bidding process in the courtroom. The minimum overbid is 10% of the first $10,000 plus 5% of the remaining balance. I prepare you for this process and attend the hearing with you, ensuring everything goes smoothly and that you get the best possible outcome.
